Hotel Development

On December 3, 2018 the Burien City Council selected Hotel Concepts as the buyer and developer of City-owned land. The winning proposal includes a 140-guest room hotel and approximately 100 units of multifamily development.

The 1.3-acre undeveloped property is located on SW 150th between 1st and 4th Ave and is located just seven minutes from the arrivals and departures gates at Sea-Tac International Airport. The Burien hotel site offers great accessibility between the airport and the Seattle region while also offering hotel guests the convenience of a walkable downtown full of quality restaurants and bakeries.

Request for Proposals Process

An advisory committee made up of experts in finance, hotel development, hotel operations, and large events planning will assist in creating and scoring the RFP responses from developers. The panel is responsible for drafting the RFP, evaluating the proposals and they will recommend a developer to Burien City Council.

Timeline

  • June–July 2018: Advisory Committee develops RFP.
  • August 2018: Finalize RFP and present to City Council.
  • September 2018: Publish RFP.
  • November 5, 2018: RFP responses are due, Advisory Committee, and City Council to evaluate responses.
  • December 3, 2018: Developer selected by Council.
  • January–April 2019: Negotiate disposition and development agreement.

Project Background

In 2016, the City contracted with CBRE, Inc to provide a lodging needs assessment for the City of Burien. The assessment concluded that there is an unmet local need in the Burien market for a hotel and lodging facility in the City. More specifically, the assessment of Burien’s lodging needs concluded that:

  • Based on discussions with the local economic drivers within the city limits, we have determined that lodging demand does currently exist in Burien and is being accommodated in nearby markets like SeaTac and Des Moines.
  • While Burien is not established as a hotel market, the continued growth of the Puget Sound and Sea-Tac Airport, specifically, would help to facilitate additional demand to support a lodging facility.
  • Local economic drivers like the Highline Medical Center and Washington State Criminal Justice Training Commission would benefit from the presence of a hotel in downtown Burien, given the area’s proximity and ease in accessibility.
